What it means

残置物 refers to items left behind in a property by the previous owner or occupant — furniture, appliances, personal belongings, rubbish, tools, vehicles, or anything else that was not removed before the property was listed or sold. This is extremely common in 空き家 (akiya / vacant houses), particularly those inherited by heirs who live elsewhere.

The listing will sometimes state 残置物は現状のまま引き渡し (property handed over as-is, with remaining contents). This means removal is the buyer's responsibility and cost.

What to confirm before buying

  1. Will the seller clear the 残置物 before completion, or is it an as-is transfer? Get this in writing in the contract.
  2. If as-is, obtain a removal quote from a 不用品回収 company before signing and factor the cost into your offer.
  3. Which specific items are included (or excluded) from the sale?
  4. Are there any items that may require specialist disposal (old appliances, chemicals, agricultural equipment)?

The handling of 残置物 is a contractual matter governed by the terms of the sale agreement. Appliance disposal is regulated under the Home Appliance Recycling Law (家電リサイクル法). Large item disposal (粗大ごみ) is managed by each municipality — confirm with the local 役所 for permitted disposal methods.
